Inspections after Rain

Extreme weather can wreak serious havoc on any home. I think any client would be lucky to be in escrow on a home and have heavy rains, winds or other events happen during that time β›ˆ. In these cases, I always recommend my clients go back to the property to see how it holds up! Because rain is so hard to come by here in Los Angeles, you might end up with an unwanted surprise when it actually does hit. 

Extreme weather can be very damaging to homes. It's a good idea to check the property after a storm or heavy rain to assess any damage and make necessary repairs.

Here are some things to look for:

  1. Roof damage: Look for missing or damaged shingles, leaks, or standing water on the roof.

  2. Exterior wall damage: Look for cracks, holes, or other damage to the exterior walls of the home.

  3. Foundation damage: Look for cracks or other damage to the foundation.

  4. Landscaping: Check for erosion, flooding, or other damage to the landscaping.

  5. Gutters and downspouts: Check for clogs or damage to the gutters and downspouts, and make sure they are properly directing water away from the foundation of the home.

  6. Basement or crawl space: Check for water damage or flooding in the basement or crawl space.

  7. Leaks: Look for leaks in bedrooms, under sinks, closet spaces, etc.

Overall:

Living in Southern California where heavy winds and rain aren’t super common, consider it lucky to have an opportunity to inspect your potential future home after stormy weather. If you find any damage, it's important to address it as soon as possible to prevent further damage to the home. Hopefully, you have an opportunity to negotiate a solution if you catch these damages during escrow.
